Frequently Asked Questions

Retrofit means modernizing or expanding with new or modified parts. For the mobile home industry, it mostly applies to the foundation — modifying the existing foundation system to sustain 80+ mph winds and correcting safety, structural, and drainage issues.
Most manufactured homes were set directly on top of dirt with basic anchors and straps with little oversight. FHA and VA have produced guidelines so they don't end up with problem properties if foreclosure occurs. If you want to sell or refinance with an FHA/VA loan, a retrofit is required.

The physical retrofit work takes only one day. The engineer inspection and report typically take 1–3 business days, often ready the very next morning.

If someone previously had an FHA/VA loan on the same house, probably not. But if you want to sell or refinance with an FHA/VA loan and no prior retrofit exists, the answer is definitely yes.

Guidelines

Requirements

FHA anchoring modifications establish compliance with the Permanent Foundation Guide for Manufactured Housing (HUD-7584/7587, Sept. 1996). All additions must comply with HUD CFR3280 standards.

Basic Requirements (in addition to anchoring):

Porches/decks above 30" and staircases with more than 3 steps must have a handrail.

All additions must be self-supporting to the ground where they meet the original structure.

✔

Water must not stream, stand, puddle, or pool under the structure.

✔

Tongue(s) and axles must be removed for the structure to be considered permanent.

✔

Skirting must completely encompass the crawlspace without holes larger than a dime.

✔

Some lenders require skirting to be braced from behind with treated lumber or metal framework.
